What is cleaning business insurance?

Cleaning business insurance protects your company against the risks of working in other people's homes and premises. The core cover is public liability: spilling chemicals on a carpet, breaking valuables, or a client tripping over equipment.

Legal requirement: If you employ anyone (even part-time), employers liability is required by law. The HSE can fine you 2,500 pounds per day without it.

The British Institute of Cleaning Science (BICSc) recommends all cleaning businesses carry public liability as a minimum. Most commercial clients require at least 5 million pounds PL.

What to look for

Loss of keys
Cleaning-specific riskIf you hold client keys and lose them, replacing locks across multiple properties is expensive. Check per-claim and annual limits.
Working at height
Window cleaners take noteStandard PL may exclude height-related claims above a certain level. Need specific working-at-height extension.
Cover levels
Match to your clientsCommercial contracts typically require 5-10m PL. Domestic work usually needs 1-2m. Check your contracts.

Product liability is especially important for carpet cleaners and specialist services. Cleaning chemicals can damage surfaces, fabrics, and skin. Check your policy covers the specific chemicals and methods you use.

Common questions

Do I need insurance for a cleaning business?
PL is not legally required for sole traders but most clients require it. EL is a legal requirement if you employ anyone. Running without insurance is a significant financial risk.
What is loss of keys cover?
Pays the cost of replacing client locks and keys if lost, stolen, or damaged while in your care. A cleaning-specific risk. Not all policies include it.
How much does cleaning insurance cost?
Between 5 and 20 pounds per month for a sole trader. Commercial businesses with employees pay more.
Different cover for commercial cleaning?
Not a different policy, but you may need higher PL limits. Commercial clients typically require 5-10m. Domestic usually needs 1-2m.
